Income Property is about retrofitting rental suites into houses. With Salt Spring about to legalize rental suits this is a very relevant topic. Scott has written a book called “CASH FLOW FOR LIFE”. It is well written book that covers so many aspects of selecting and buying a home. I was pleasantly surprised to see his endorsement of the PCS system. Radio Real Estate Show about Fulford Water District

On the show I interview Tony Maude who is a commissioner on the Fulford Water District. Tony goes through the difficulty in dealing with the CRD (Capital Regional District) which seems to have a total disregard for financial accountability. The main problem is that if the CRD makes a mistake, which they have, the locals get to pay for it. The CRD will not cover off any cost overruns or problems they make or create. Their problems become yours, they are not held accountable. The CRD is bureaucratic heaven. Full of bureaucrats with no accountability. The CRD has such sweeping roles in such different areas that it is unfortunate that all CRD areas and or departments are being painted with this brush. I must say some parts of the CRD like the Salt Spring building department are excellent. The problems seem to be at the head office of the CRD. Salt Spring elects one CRD director, there are 23 directors, the director represents Salt Spring at the CRD. In all practical terms the CRD is a fourth level of government that is between municipalities and the province. In no other province is there this fourth level of government. BC has created this unaccountable monster instead of going the route of cities like Calgary or Toronto. Calgary is a good example of a city that expands through amalgamation. All the little towns around Calgary have been swallowed by Calgary. Victoria is an example of the opposite approach. There are 9 cities/municipalities in the Victoria area. Each with their own mayor, council, fire department etc… In BC the plan was to have the Regional districts fill the void of the areas that need a central government in areas such as regional parks, sewer and water. As you will hear in the interview the problem is the regional districts are basically unaccountable to any over site by anyone.

Salt Spring has a basic problem of taxation without representation and or accountability. The CRD is a organization that is accountable only to themselves. As I interview other Water district boards the pattern of mismanagement will be evident.

Salt Spring Island Fire / Rescue Election News

The results are in and with only 174 votes cast we have re elected the same three trustees.  Over this term the board will have to make the decision to go ahead with the new 2-4milion dollar Salt Spring  fire hall.  I really do not think the general public on Salt Spring is following this story and will react after that fact.  It will be interesting to see how this plays out.  Will try to keep this post updated with any Salt Spring fire board news.

Salt Spring Island is not a municipality and has it’s own Salt Spring Island Fire Protection District.  The Salt Spring fire district is the largest unincorporated fire district in BC.   On April 16, 2012 there will be an election for 3 new trustees for a 3 year term.  Here is the official notice of Election. Declined invitation to come on Radio Real Estate Show

Breaking news via the GI Driftwood B.C.’s Agricultural Land Commission has made a crucial decision that brings the Salt Spring Fire Protection District one step closer to building a new Ganges fire hall. 10 April 2012.

The election if of vital importance on Salt Spring Island due to the importance of having a fire department and the portion of taxes paid to the fire department (Approx 2.4mil 2011up from the approx 2 mil 2009   SSIFPD_2011_Budget  ) To inform you the subscribers to this page the Radio Real Estate show will try and get all the candidates running for trustee on the show.  The Radio Real Estate show was live on Tuesday at 12noon on CFSI 107.9fm or streaming at www.cfsi-fm.com or podcast here on this page. There is an old saying if you don’t vote don’t ____ .

One of the roles of the trustees is;

…responsible for ensuring there is sufficient revenue to finance the costs of operating, administering and maintaining the public services for which the improvement district is responsible.
Budgets, capital financing policies, a cash management system, financial administration and reporting policies, taxes, tolls, reserve funds, debt, fees and developer charges (also called capital expenditure charges) are all tools the board of trustees may use to manage revenues and expenditures. This is from the BC Gov Improvement District Trustee’s Handbook 2009.

All in all I would say we have a top notch fire department on Salt Spring Island.  From the Chief on down we are blessed to have such a high degree of esprit de corps in our local fire department.   Tune in this Tuesday for my first interview with a candidate running for trustee.  The managerial role of the Salt Spring Island Fire Protection district trustee is our link to our fire department.  Get informed and get out and vote.  We have a great fire department made up of fantastic volunteers and professional fire people lets make sure we have a top notch board with the best candidates elected to it.

The podcast below was recorded live on CFSI 107.9fm on Salt Spring Island BC.  James has some really good stories such as the one on the first clip. It is about his clients wanting to buy but had no money.  There were waiting for a money transfer from Nigeria.  They wanted James to give them $3000 before they bought so they could get the $3mil sent to them from Nigeria.  It’s a good true, hard to believe, real estate story.   At the end of the second clip I ask James the standard question will other agents show a One Percent Realty Listing?

The best part of having James come over to Salt Spring to be on the CFSI Radio Real Estate show was he was kind enough to buy lunch at Bruce’s Kitchen after the show. If you have not been to Bruce’s the sandwiches are to die for and don’t get me started on his chili.  It is sooooooooo go. The good news is that I did not miss out on my 1000km challenge today.

Radio Real Estate show Benjamin Moore Paint

The CFSI Radio Real Estate show is a diverse radio show that tries to chat about all things real estate from homes to acreages.  One big part of owning a home is the paint.  It sounds so simple but it’s not.  What you need is an expert in the field.  On Salt Spring Island we are lucky to have Clinton Hubenig from Benjamin Moore. Clinton is extremely knowledgeable and passionate about paint and in my opinion a true expert. It was a real pleasure to have Clinton on the show, I’m hopping to get him back on the show again, one hour is just so short. If you have any paint, window blind and or flooring questions drop in and see Clinton at Benjamin Moore paints which is located at the strip mall beside country grocer.

Some of the highlights to the audio clips below are How to treat cedar siding.  Probably 50% of Salt Spring homes have cedar cladding on the out side and I always get questions about it.  Now I know the answer of what to do, call Clinton and have him look at it, his number is 250-537-9736.
