There are many steps to the building process. It all starts with an idea or dream and then you look at your budget. Hopefully, your dream home can be built within your budget.

Note to readers before you agree to hire someone ask them for a new WorkSafe BC clearance letter.  WorkSafe BC provides compensation benefits that are paid to workers if they suffer a work-related injury or disease on the job. If you are going to build your own home you need to apply for owner builder authorization from BC Homeowner Protection Office.  Here is a brochure that explains Owner Builder OwnerBuilder

If you are going to hire a builder/construction company to build a new Salt Spring home for you make sure they are licensed builder and will be putting on the mandatory 3rd party home warranty insurance on the home.  Check to see if they are registered here Homeowner Protection Office BC.

The Builder Lien Act  Provides a form of security to contractors, subcontractors, workers, and suppliers who work on a building that is under construction.  If you are building make sure you do the mandatory obligation to retain a 10% hold-back for the 55 days.  Builder Liens Info Sheet

Salt Spring home face lift

My clients bought this dated salt spring home a month ago and are upgrading it.  The home was built in 1996 and is structurally 100% perfect.  It seams as if the original owner skimped on the finishing.   The main up grade Alex Denny (salt spring master carpenter) will be doing for the owners is re-finishing the oak hardwood floors.

The second biggest part of this up grade will be painting the 4400sq ft of wall space.

The overall effect of this (approx 30-40K) face lift will be the owner will have a modern updated home. The money they spend will be an investment they can use.  They were fortunate to buy a home that needed some work and bought at what I would consider below market price.  They bucked the trend and bought one of the homes that fall in the 90% group of Salt Spring homes that need work.

This seems to be the best spot to look for deals. With 90% of the buyers clamouring over 10% of the Salt Spring homes that are in mint shape it pays to look at the Salt Spring homes are structurally perfect but just need a face-lift. Salt Spring home construction and or renos don’t have to be complicated if you have a good structure to start with it can be really easy and rewarding.

Molly and the Mud Girls are building a straw bale wall with a cob finish in front of Charlies home on Fulford Ganges on Salt Spring Island.  This was quite a site full of enthusiasm.


Here is the link to the Mud Girls site .  The Mud Girls offer assistance to owner-builders who are embarking on their own natural building adventure. You can hire their crew for projects big or small such as straw bale cob homes, straw bale cob cabins, garden sheds, cob fences, cob outhouses, cob-ovens,  interior plasters or whatever your dream natural building project is.

The Bathroom intall/renovation Project on Salt Spring Island

The new Bathroom Install/Renovation Project on Salt Spring Island

Bathrooms are probably the second most costly rooms in a home to put in. In the past (70s/80s) it was common to see one bathroom serve multiple bedrooms and possibly the entire home. Times have changed modern homes come with usually a ratio of more bathrooms than bedrooms. It is not uncommon to see 4 or more bathrooms in a home. Usually we see one per bedroom with a powder room for each floor. To bring a home up to modern standards one has to usually add a few bathrooms. Bathrooms are rather expensive to add to a home but to offset this cost one has to look at the over all increase in value they are adding to the home. IMO this is not money down the drain.

The bathroom install/reno featured in these videos and podcast was unused storage space in a basement of a Salt Spring home. The main problem with putting in this bathroom is the sewer lines are 6 feet above the basement floor. This made it necessary to put in a small septic tank and pump. This bathroom renovation project has given the homeowner a more practical walkout basement and increased the value of the home.

Over all it has cost the home owner approx 10k. Once the project has finished I will see if Alex will give me a cost break down of this Reno project and post it here.
